There are also 7 three-story townhouses that are part of the East End Gateway project that just broken ground at 16th and O. They will be on the O St side of the projects. I would LOVE to live in those. They should be done early 2008. The ones on T and 20th should breakground this year and I think start at about 400K for 1500 sf.

The school thing has been on my mind recently with the soon to be addition to my family. I hope that by the time he is ready for school in 4 or 5 years there will be a new elemantry school in downtown or midtown. I doubt it though.

There are a few private school very close to our place, but they are $$$ and I would prefer he went to public school.

I like them too. At one point, I'd heard that the 20/21/T/U block in midtown was going to be three-story townhouses with roof gardens. That would be very cool, but probably out of my price range.

I'm hoping to see some brownstones or their townhome equivalent downtown. I really like Metro Place at Washington Square in West Sac, (http://www.tndwest.com/metroplace.html). It's high density, but people still have a single car garage, small yard and detached home. In addition, the "streets" between the houses are clearly designed more for pedestrians than cars.

I'm ignoring price, and have no way of knowing what this type of development would sell for in 2009 downtown Sacramento. But Metro Place is very much what I would look for to raise children downtown.
