For me, to echo your comments, I am always more concrened on how the street level will work and interact with the surrounding area verus just looking at the height of the building.

In the current state of R Street I agree, it will look out of place , but if we looking at the longer term potentail of R Street I think it's better to build up. Throw in a couple 12 buildings in there and it'll blend much better. Given it's proximity to light rail it makes a lot of sense to push the limits. We much more of these TODs

I think a couple 20 story towers at that location would look a little out of place; unless, of course, the plan is to build the entire area around it up. Still, it will be interesting to see how the proposal integrates into the surrounding area and with the light rail stop, and it would go a long way to improving the space between the planned developments on the western part of R and the proposed plaza.

There is most interesting new in the Business Journal today about R Street. Developer John Ferguson wants to build two towers of 15 stories and 20 stories at 13th and R right by the light rail station. They would contain about 220 condo units, office and retail space. He owns the north side of 13th and R, and is negotiating with RT to buy the south side (1/3 acre) for this TOD.

The R Street height limit is 75 feet, so I'm not sure how this is going to pan out. I know CADA and the city want to increase the height limit to catch up with the times, but they were thinking more along the lines of about 100-120 feet (about 10-12 stories), not 200. Currently the max DUA is 60 units per acre, I think that is too low.

This reminds me of Yaletown in Vancouver. It's a small, refurbished area of about three blocks that includes a bunch of little furniture and kitchen shops along with some cafes and restaurants. It doesn't have quite the pedestrian area of this plan, but cars are secondary in this little area. This is the best picture I could find of the main drag:
